The key to making a good decision as a buyer in this challenging housing market is to be laser focused on what you need, now and in the years ahead. And its important to know the difference between "needs" and "wants". The best way to understand the difference is to put together a list of the desired features for your home search. Here's a great way to think about them:
1. Must-Haves. If a house doesn't have these features, it won't work for you and your family and your lifestyle. Essentially, these are deal-breakers. Examples would be the number of bedrooms and bathrooms, and perhaps location - is it close enough to work or to family and friends?
2. Nice-to-Haves. These are features that you'd love to have, but can live without. Nice-to-haves aren't deal-breakers, but if we find a home that has all your must-haves and some of these, it's a contender. Examples would be things such as an extra room that could function as a home office, or a garage that is attached instead of detached.
3. Dream Features. Here's where you can think big! If the home is in your budget, has all your needs, many wants and even a few of these features, it could be the winner! Examples would be things such as lighted walk-in closets or a farmhouse sink in the kitchen.
